The subject property consists of two contiguous multi-residential lots with a combined area of approximately 15,794 square feet (93 feet wide by 167 feet deep). The lots are vacant, and have been in the same family, undeveloped for three generations. One of the lots (930 Lakme) previously had a well on it just inside the north property line, but it was decommissioned many years back and has been capped off below the surface. DOGGR (Division of Oil, Gas, & Geothermal resources) has indicated that there is a well that was capped off in 1994 below the surface, and it does not meet current standards. There are two reports from 3rd parties that will be provided to buyers during their due diligence period. Study #1) Phase I reports were conducted by Leymaster Environmental Consulting, LLC, and Study #2) Geological Subsurface Soil Testing was conducted by SubSurface Surveys & Associates, Inc. These individual reports from separate companies indicate that the soil on the property is clean. On the 924 Lakme Lot (without the well), Leymaster recommends further soil testing because above ground Roll Off Oil Tanks (called a Tank Farm) were stored on the property many years ago.The property is zoned RD3 which permits a density of a 1 dwelling unit for each 3,000 square feet of land.
